A series of small commercial buildings located just west of Hollywood Forever Cemetery could make way for a multifamily residential development, under plans submitted earlier this year to the City of Los Angeles.

The proposed project, which would rise on three parcels located at 6104-6118 W. Santa Monica Boulevard, is poised for the construction of a new six-story building featuring 76 apartments above parking for 38 vehicles.

The project applicant, Los Angeles-based development firm Elkwood, has requested the approval of standard Transit Oriented Communities incentives, as well as a waiver of a required street dedication on the south side of Santa Monica Boulevard.  In exchange, seven of the proposed apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.

City records to not list an architect for the project.

Elkwood, which is headquartered in Downtown, is also behind the revamp of the Chapman Court commercial center in Koreatown.

The Hollywood site is located just two blocks south of Hollywood Gower Studios, real estate investment trust Hudson Pacific Properties has secured approvals to build nearly 500,000 square feet of new office and production space.
