In recent weeks, passersby may have noticed a new addition to the Arts District's low-slung skyline.
An orange tower crane now stands high above a roughly 32,000-square-foot property at 2130 E. Violet Street, where Los Angeles-based developer Lowe broke ground last year on a mid-rise office building. Approved plans call for the construction of a nine-story structure featuring 113,000 square feet of offices above 3,400 square feet of ground-floor retail space and above-ground parking for 275 vehicles.
The approximately 108-foot-tall development is being designed by Ware Malcomb, and takes cues from the surrounding industrial architecture. The office complex will be clad in exposed concrete with steel details, while a green wall mill mask a portion of the parking podium. The building will offer 27,000-square-foot floor plates, as well as outdoor terraces and a 3,000-square-foot rooftop deck.
As a condition of approval, Lowe is also required to make off-site improvements to the surrounding stretch of Violet Street, including the construction of sidewalks, and the installation of crosswalks, lighting, landscaping, and a traffic signal.
The project, which is being developed as a joint venture with Related Fund Management, is on pace for completion in early 2022.
The 2130 Violet development is the latest in a series of new office complexes in the works for the Arts District, spurred by the arrival of name-brand tenants such as Spotify and Warner Music Group.
Directly across Violet Street, Onni Group is planning a larger mixed-use project which would also include a significant block of office space.
One block south at Bay Street, developers Jade Enterprises and Tishman Speyer are planning two developments which would include offices, in addition to street-fronting commercial uses.
The Violet Street office building is Lowe's second major project in the Arts District, following the Garey apartments located on 1st Street. The firm is also developing a $350-million mixed-use complex next to the E Line in Culver City.
