Construction is underway on the first in a series of mixed-use developments planned along Pico Boulevard in West Los Angeles.

The Hampstead Heath development, now rising from a .44-acre property at at 11628-11652 W. Pico Boulevard, will consist of a five-story structure featuring 71 studio, one- and two-bedroom apartments above approximately 3,600 square feet of ground-floor retail space.  Other features will include a recreation room, a second-story courtyard and a two-level underground garage with parking accommodations for 105 automobiles and 78 bicycles.

The project was approved with a density bonus in exchange for providing six units of very-low income housing.

City records indicate that the mixed-use complex is being designed by a team consisting of Robert James Taylor Architects, MiKA Design Group and MJS Design Group.

Hampstead Heath is being developed by Wellesley Manor, a local real estate firm which has constructed a number of apartment buildings in West Los Angeles with British-inspired names.

Similar mixed-use developments are currently planned several blocks to the east and west of the project site.
