A pair of century-old single-family dwellings and a small commercial building in East Hollywood are slated to be redeveloped with multifamily housing, according to an application submitted last month to the Los Angeles Department of City Planning.
Category Company, the Los Angeles-based developer behind the project at 507-517 N. Hoover Street, is seeking approvals for the construction of a new six-story edifice featuring 40 apartments above a subterranean parking garage with capacity for 50 vehicles.
Requested entitlements for the proposed 60,000-square-foot development include Transit Oriented Communities incentives permitting increased height, density, and floor area. In exchange, Category Company would be required to set aside four of the proposed three- and five-bedroom apartments as deed-restricted affordable housing.
Bittoni Architects is designing the proposed development, called 511 Hoover, which is depicted in a rendering as a contemporary podium-type building clad in materials including stucco and wood-finish siding. Planned on-site amenities include a community room, a central courtyard, and a small roofotp deck facing northeast.
The proposed development on Hoover Street is the latest in a series of collaborations between Category Company and Bittoni Architects, following similar multifamily housing developments now planned or under construction in Echo Park, Larchmont, and Mar Vista.
Category Company, formerly known as Proper Development, is working with New York-based developer Common to develop a $100-million portfolio of co-living apartment buildings across Los Angeles.
