A stretch of mid-century industrial buildings in South L.A.'s Florence neighborhood have been razed t make way for the construction of new permanent supportive housing.

Marcella Gardens - a joint venture between the Coalition for Responsible Community Development, New Economics for Women, and the Amity Foundation - will rise at the southeast corner of 67th and Main Streets. Plans approved earlier this year by the City of Los Angeles call for the construction of a four-story building featuring 60 apartments - including 59 affordable units and one manager's unit.
The project, according to a staff report to the California Tax Credit Allocation Committee, will include a mix of studio and one-bedroom dwellings priced for households earning at or below 30 and 50 percent of the area median income. Monthly rents are expected to range from $548 to $587 per month.
The roughly $32.4-million budget for Marcella Gardens translates to a per-unit cost of roughly $530,000, according to the staff report. Funding for the apartment complex comes through a combination of traditional financing, tax credit equity, Measure HHH, and Los Angeles County's No Place Like Home program.

Marcella Gardens is one of two developments planned along the block of Main between 67th and 68th Streets. CRCD is also planning a smaller 52-unit apartment complex on an adjoining property.
Both Marcella Gardens and the 68th & Main project are being designed by Koreatown-based QDG Architecture. Renderings depict a pair of contemporary low-rise structures wrapping internal courtyards.
Construction of the new housing comes just months after the completion of the Residences on Main, another supportive housing complex built by CRCD in partnership with LA Family Housing a block south at 69th and Main Streets.
