In three votes yesterday, the Los Angeles City Council voted to adopt items authorizing more than $65.6 million in funding for new affordable and permanent supportive housing developments in Sun Valley and Panorama City.

The first project, Sun King, would rise from a currently vacant site at 9190 Telfair Avenue in Sun Valley.  Developer Many Mansions is planning a four-story edifice which would contain 26 apartments - half of which would be reserved for currently homeless residents - above parking for 25 vehicles.

The apartments would include a mix of one-, two-, and three-bedroom units, ranging from 450 to 961 square feet in size.  All of the units would be priced for households earning at or below 50 percent of the area median income.

LOHA is designing the roughly 30,000-square-foot building which would include a rooftop deck, a community garden, a computer center, and offices for children's services programs, according to a staff report.

The City of Los Angeles is poised to authorize the issuance of $11.1 million in bonds for the project, supplementing other sources including Measure HHH.  The total cost of Sun King is estimated as slightly over $17.3 million - a per-unit cost of $667,121.

In Panorama City, votes taken by the Council also approved more than $54 million in funding for the two phases of Clifford Beers Housing's Corazon del Valle development.

The project, slated for a Los Angeles County-owned site at 14545 Lanark Street, would consist of 180 apartments above 3,000 square feet of ground-floor commercial space and parking.

Perkins&Will is designing the development, which would consist of multiple amorphous five-story structures.

Construction of Corazon del Valle was previously reported to be on track to begin in 2021.  Completion is anticipated in 2023, according to a project website.

Funding the project will come from both the City and County of Los Angeles.
