Last year, an agenda item from a Palms Neighborhood Council meeting provided the first rumblings of a new apartment complex near the busy intersection of Venice Boulevard and Overland Avenue. Now, an application submitted to the Los Angeles Department of City Planning offers more information on the proposed mixed-use development.
Wiseman Residential, the Sawtelle-based firm behind the project, is seeking approvals to build a seven-story, 109-unit housing complex at 10610-10628 W. Venice Boulevard, replacing n auto repair shop, a dentist's office, and four apartments. Additionally, the building would include roughly 3,300 square feet of ground-floor restaurant space and semi-subterranean parking for 137 vehicles.
Requested entitlements include Transit Oriented Communities incentives, which would allow Wiseman to build a larger, denser apartment complex than otherwise allowed by zoning. In exchange, the city would require that 11 of the one-, two-, and three-bedroom dwellings be set aside as affordable housing at the extremely low-income level.
Uriu & Associates, a frequent partner with Wiseman, is designing the apartment complex. An illustration depicts the project as a contemporary low-rise building, similar to others completed by the two firms, which would be clad in a mix of smooth stucco, cement, and dark grey metal panels.
Wiseman, according to Los Angeles County Assessor's records, acquired the project site through four separate entities in 2019 for a combined sum of roughly $10.6 million.
The project is the latest in a series of new mixed-use developments along Venice and Overland Avenues, including under-construction projects from Cale Enterprises and California Landmark Group.
Wiseman Residential has built numerous multifamily housing projects in the Los Angeles area, including new apartment buildings in Hollywood and Sawtelle.
