In 2019, a fire engulfed a 99 Cents Only Store at the Triangle Center shopping complex Culver City, leaving behind a dirt lot.  Soon, a Canadian developer with a penchant for properties on Washington Boulevard could repurpose the site with multifamily apartments and pedestrian-oriented commercial uses.

Bastion Development Corp., which purchased the wedge-shaped site at 12727 Washington Boulevard in 2018, has proposed to clear the site to make way for a new mixed-use project consisting of 144 apartments above 19,100 square feet of ground-floor commercial space and two levels of subterranean parking.  Plans call for 19 of the apartments to be reserved as deed-restricted affordable housing, with roughly 5,000 square feet of public open space proposed at street level.

PK Architecture is designing the Triangle Center development, which would straddle the border between Culver City and the City of Los Angeles.  Plans call for a six-story edifice facing Washington Boulevard to the south and a smaller five-story building along Zanja Avenue to the north.  An L-shaped footprint above the podium level would create space for a pool courtyard and amenity deck on the second floor.

"The sixth floor is pinched in to create relief in the overall massing along the street," reads a design description included in a presentation to the Mar Vista Community Council.  "The narrow ends of each mass terminate at Zanja Street with a triangular shaped amenity deck in-between...[reducing] its impact on a Zanja, being a neighborhood residential street."

Bastion, which is headquartered in Vancouver, acquired the Triangle Center property for $17.5 million.  The company has a history of developing in Culver City, having previously built or entitled four projects along Washington Boulevard.  The company also pursued a pair of apartment buildings in Koreatown, but eventually sold its properties to developer Jamison Services, Inc.

The Triangle Center site sits just east along Washington Boulevard from the site of a Lucky, a similar mixed-use apartment building which opened in 2020.
