Two early 20th century duplexes near Metro's Vermont/Sunset Station in East Hollywood could make way for new multifamily housing, according to an application recently submitted to the Los Angeles Department of City Planning.
The proposed project, slated for two parcels located at 1423 N. New Hampshire Avenue, calls for the construction of a seven-story edifice featuring 62 studio, three- and four-bedroom dwellings - ranging from 410 to 1,720 square feet in size - above street-level parking for six vehicles and 31 bicycles.
Requested entitlements include Transit Oriented Communities incentives permitting additional floor area and density beyond the limits imposed by the Vermont Western Station Neighborhood Area Plan. A total of seven apartments would be set aside as deed-restricted extremely low-income affordable housing in exchange for the bonuses.
Next Architecture is designing 1423 New Hampshire, which is portrayed in renderings as a contemporary low-rise structure consisting of five floors of wood-frame construction above a concrete podium. Planned on-site amenities include a fitness center, a lounge, and two rooftop decks.
Los Angeles County Assessor's data lists the owner of the property as the Mary Jane Kochoa Family Trust. The city application lists the applicant and owner as two entities addressed out of the offices of a law firm in Beverly Hills.
The proposed apartment complex is one of a handful of new developments in the works near Vermont/Sunset Station, including a similar multifamily building which recently broke ground a short distance south on New Hampshire Avenue.
