A local real estate development firm is planning a new affordable housing complex in South Los Angeles, per an application recently filed with the Department of City Planning.

The project, slated for a property at the southeast corner of Main Street and 47th Place, would replace an L-shaped surface parking lot with a new four-story edifice containing 53 apartments and a two-car parking lot in the rear. Floor plans show exclusively one-bedroom dwellings in the building, as well as a small recreation room at street level and a roof terrace along the southern property line.
Approvals requested for the project include Transit Oriented Communities incentives permitting increased height, a reduction to required on-site open space, and additional density beyond zoning limits.
Elevation plans included with the entitlement submission depict a boxy low-rise structure.

The site sits a few blocks south of the intersection of 45th and Main Streets, where developer EAH Housing is planning a larger 63-unit supportive housing project.
The project application lists the owner and developer of the site as Beverly Hills-based developer Eleos. The project is called, Rhea, according to the company's website.
