Los Angeles-based developer CIM Group is back at it, with plans for yet infill project in the West Adams community.

Last week, the Mid-Wilshire-based firm submitted an application to the Department of City Planning seeking approvals to raze a laundromat at 5201 W. Adams Boulevard, clearing the way for the construction of a six-story, 25-unit apartment building with 1,650 square feet of ground-floor commercial space and parking for 17 vehicles.

Requested entitlements for the project include Transit Oriented Communities incentives, permitting increased height and density due to the property's location within a mile of Metro's Expo/La Brea Station.  In exchange for the bonus floor area, height, and reduced parking requirement, studio and one-bedroom dwellings (ranging from 430 to 1,130 square feet in size) as affordable housing at the extremely low-income level.

Hwangbo Architecture of Los Angeles is designing the project, according to architectural plans submitted with the entitlement application.  The building would include approximately 1,200 square feet of common open space on its sixth floor, including a community room and an outdoor deck.

The project joins more than a half-dozen mixed-use and commercial developments that are either construction or have recently opened along Adams Boulevard between La Brea and Fairfax Avenues, the bulk of which are being built by CIM Group.  The firm's ongoing projects include the Alsace hotel, a larger apartment complex that recently broke ground at Adams and Mansfield Avenue, and multiple small office buildings.

Other companies have also taken notice, including 4D Development and Category Company, which began construction earlier this year on a 115-unit apartment complex directly across the street from 5201 Adams.
