The Serenity apartments, which replaced three duplexes at 923-937 S. Kenmore Avenue, will consist of a six-story building featuring 75 apartments above a nine-car garage at street level. With the exception of a two-bedroom manager's unit, the project would consist entirely of studio and one-bedroom apartments catering to unhoused seniors aged 62 and older.
Per a 2020 staff report to the California Tax Credit Allocation Committee, the Serenity will be reserved for renters earning no more than 30 percent of the area median income level. Monthly rents would be set at $591 per month for a studio unit and $633 per month for a one-bedroom apartment.
FSY Architects is designing the project, which would be a contemporary podium-type building with a U-shaped footprint wrapping around a central courtyard.

The project was entitled using Transit Oriented Communities incentives, permitting greater density and floor area than allowed by local zoning rules.
Domus Development, an affiliate of Irvine-based real estate firm Newport Partners, is behind a second project planned for Crenshaw Boulevard in Koreatown, as well as under-construction developments in Panorama City and Echo Park.
