In Downtown San Pedro, a new affordable housing development from SoLa Impact is staring to take shape.
The project, which broke ground earlier this year at 569-571 W. 6th Street, will replace an optometrist's office and a small restaurant with a four-story building featuring 48 apartments, all of which would be reserved for households earning at or below 30 percent of the area median income.

SoLa Impact is developing the apartment complex in accordance with the Transit Oriented Communities guidelines, which incentivize affordable housing developments on properties near transit if projects include a requisite amount of on-site affordable housing. The incentives used for the 6th Street development would include an allowance to build housing without on-site parking.
Breen Engineering is designing the apartment complex, which will include a mix of studio and one-bedroom apartments. A rendering depicts the finished building as a contemporary low-rise structure.
SoLa Impact, which uses opportunity zone funds to build mixed-income housing across South Los Angeles, recently broke ground on a similar project at the intersection of 4th and Gaffey Streets in San Pedro.

The under-construction project sits directly across the street from a currently empty lot where 1010 Development Corp. is planning a five-story, 49-unit permanent supportive housing complex using Measure HHH funding.
