A small mixed-use building at the border between East Hollywood and Larchmont could be converted into a hotel, according to an application submitted late last month to the Los Angeles Department of City Planning.

The property, located at the northwest corner of the intersection of Melrose and Western Avenues, was developed in the early 1920s with a two-story edifice featuring 13 apartments and street-level commercial space, with a small parking lot located in the rear.  Plans call for converting those upper-level apartments - which are currently vacant - into a 13-key hotel, while leaving the existing ground-floor retail unchanged.

Santa Monica-based architecture firm Garai Terramorse Associates is designing the project, which maintain the existing building envelope, but add a gym and a laundry facility to accompany the new hotel rooms.

Findings included with the project application indicate that the project would include in-room liquor cabinets, and is expected to cater to both tourists and business travelers.

Requested entitlements include a conditional use permit for the hotel uses and on-site alcohol sales, as well as a zone variance to accommodate 10 parking stalls in lieu of the code-required 12.

City records list the property owner and applicant for the project as 5059 Melrose Owner, LLC, an entity which is connected to a New York address.
