A single-family home located near the Pacoima Wash in North Hills is set to be razed and redeveloped with townhomes, according to a new application to the Los Angeles Department of City Planning.
The project from applicant Igor Latsanovski, slated for a property at 9537 Lemona Avenue, would be subdivided into 10 parcels, each of which would be developed with a new single-family home with a junior accessory dwelling unit.
Each home would stand two stories in height and include three bedrooms on its upper floor, with living space and a two-car garage below.
Zeitouny & Associates, Inc. is serving as project representative, according to the filing. Plans rely on the provisions of SB 1123 and SB 684, two state bills which streamline the development of townhome-style projects with up to 10 homes.
City records indicate that the property sold earlier this year for approximately $1.1 million.
