A single-family lot in Sylmar is set for redevelopment with small lot homes, according to a new application to the Los Angeles Department of City Planning.

The 1.2-acre site, located at 13750 Fenton Avenue, is to be subdivided into 10 lots, each of which would be improved with a single-family home and a junior accessory dwelling unit. Each home would include a one-car garage.

121 Design Build is designing the project, which includes two-story structures arranged in rows around a common driveway. Each home would include a rear yard.

City records list the project applicant as CSE Management Group, LLC.

The property last sold earlier this year for $1.1 million.
