A commercial building located just west of Santa Monica College is set to give way to multifamily housing, according to a new application being considered by the City of Santa Monica.

The proposed development from Dylan Investments, slated for a property located at 1320 Pico Boulevard, calls for the construction of a new eight-story edifice featuring 100 studio, one-, two-, and three-bedroom apartments atop parking for 78 vehicles.

Requested approvals include density bonus incentives - including additional incentives as allowed by AB 1287 - to permit a larger structure than otherwise permitted by zoning rules. In exchange, 16 of the apartments are to be set aside at below market rates.

DFH Architects is designing 1320 Pico, which is depicted in plans as with an eight-story structure fronting Pico, and a smaller four-story structure at the rear of the site. Planned amenities include a gym, a pool, and multiple terrace decks.

The development site sits a short walk to the west of Santa Monica College's new arts complex, currently under construction at Pico Boulevard and 14th Street. Community Corp. of Santa Monica has recently built several affordable housing developments in the near vicinity, including the Brunson Terrace apartments to the east at 1819 Pico Boulevard.
