A collection of industrial buildings near the El Monte Metrolink Station could soon make way for a new residential development from KB Home.
The project, according to an initial study now being circulated by the City of El Monte, is slated for an amorphous five-acre site at 3630-3700 Cypress Avenue and 11312 Orchard Street. Plans call for razing nearly 160,000 square feet of existing construction, making way for the development of 103 townhomes.
The proposed dwellings would come in a mix of two-, three-, and four-bedroom floor plans, each featuring an attached garage. A total of 269 off-street parking spaces are planned within the project.
The design of the proposed townhomes is described as being of a Spanish architectural style in three separate color schemes. Buildings would come with tile roofs and smooth stucco finishes, as well as arched entryways. Smaller two-story homes are planned along Orchard Avenue to the north - providing a transition to the lower-scale surroundings - while the remaining townhomes are planned as three-story structures.
Construction is anticipated to occur in increments over a period of 45 months, starting in Spring 2021 and concluding in Winter 2024.
KB Home is currently in the midst of construction at new projects in Gardena, Inglewood, and Harbor City, and recently submitted plans to the City of Los Angeles for a new townhouse development in San Pedro.
