An empty lot just south of Santa Monica Boulevard in Silver Lake is poised for a new apartment complex, per an application filed this month with the Los Angeles Department of City Planning.
The proposed development, which would rise from a sloping 5,600-square-foot site located at 970 N. Hoover Street, calls for the construction of a five-story edifice featuring 14 apartments above an at-grade parking garage.
Requested entitlements include Transit Oriented Communities incentives to permit a larger structures than typically allowed by zoning rules. Two of the new studio and one-bedroom apartments would be set aside for rent by extremely low-income households in exchange for the incentives.
Archeon Group is designing 970 Hoover, which is depicted in renderings as a boxy podium-type building clad in stucco, concrete, and metal siding. A rooftop deck would cap the low-rise structure.
City records list the project applicant at Hoover 920, LLC, a Malibu-based entity managed by Kamyar Lashgari. The property last traded hands in July 2021 for $575,000, according to County Assessor's data.
