A commercial building and a duplex in Vermont Knolls could be razed and redevelopment with affordable housing, according to an application submitted in December to the Los Angeles Department of City Planning.

The project from Drona Investments, LLC, submitted for a site at 7313 S. Figueroa Street, makes use of the streamlined entitlement pathway created through the Mayor's Executive Directive 1.  Plans call for the construction of a new seven-story edifice featuring 145 studio, one-, and two-bedroom apartments with no on-site parking.

As required by ED1, all of the apartments would be income restricted - predominantly for low- and moderate-income households in the case of 7313 Figueroa. The inclusion of affordable housing makes the project eligible for density bonus incentives permitting a larger building than allowed by zoning rules, as well as waivers from other development standards.

Drona and Ahk have previously filed for entitlements for a similar 137-unit affordable housing complex in Lincoln Heights, as well as a second Vermont Knolls project at 7408 S. Figueroa Street.
