Takacs Architecture has announced that the Los Angeles City Planning Commission voted yesterday to approve the Broadway Lofts, a proposed mixed-use development in the Fashion District.

The project, which is being developed by prominent Downtown landlord Barry Shy, would consist of a 15-story building featuring 163 condominiums, 6,400 square feet of ground-floor retail space and parking for 202 vehicles and 186 bicycles.  Plans also call for communal amenities such as a roofotp pool deck and a fitness center.

As part of a requested transfer of floor area rights, the project would provide a community benefits package that includes funding for nearby projects including the proposed Downtown streetcar.

Rising 164 feet above street level, the Broadway Lofts matches the roofline of adjacent historic structures such as the Ace Hotel and Western Costume Building, which Shy is also converting into apartments.  Elevation plans indicate the ground-up project would be clad primarily with glass fiber reinforced concrete.

The property sits directly across the street from developer Geoff Palmer's Broadway Palace development, and just east of several proposed towers along Hill Street.
