An empty lot just off of Lincoln Boulevard in Venice is slated for redevelopment with housing, per a new application to the Los Angeles Department of City Planning.

The proposed development from Hypericum Companies, slated for a property at 748 S. Flower Avenue, calls for the construction of a three-story building featuring 16 one- and two-bedrooms above a subterranean parking garage with space for 19 vehicles.

Requested approvals include density bonus incentives to allow a larger building than zoning rules would otherwise permit. In exchange, two of the new apartments are to be set aside for rent by very low-income households.

Carpira Design Group Company is the architect attached to the project, which is depicted in renderings as a contemporary low-rise structure clad in smooth white stucco and brick.

The proposed project would rise one block south of Rose Avenue, where other multifamily residential developments have risen in recent years.
