The City of Los Angeles has signed off on plans to redevelop a pair of 1920s houses in West Adams with a small lot subdivision.
The project from architect and applicant Xander Tertychny, 5332-5338 Smiley Drive, sits within walking distance of E Line Stations at La Brea Avenue and La Cienega Boulevard. Plans call for the construction of 16 single-family dwellings, each including three bedrooms and living areas.
Plans show a cluster of four-story structures, all topped with a rooftop terrace deck. A shared driveway at the center of the property would provide access to two-car garages at the ground-floor of each home.
The project was initially pitched to Los Angeles planning officials as a smaller development with nine small lot homes.
The site, in addition to proximity to the E Line, sits a few blocks south of Adams Boulevard, where CIM Group and other investors have recently built a number of housing and commercial developments
