Six months after our last update, a pair of multifamily residential developments are now fully framed at the intersection of 52nd Street and Crenshaw Boulevard in Hyde Park.
At the northeast corner of the intersection, Haroni Investments is building a new five-story structure at 5144 S. Crenshaw Boulevard. Plans call for 78 one- and two-bedroom apartments with roughly 3,400 square feet of ground-floor commercial space and basement parking for 64 vehicles.
Haroni entitled the site using Transit Oriented Communities incentives, allowing for a larger building than normally permitted by zoning rules. In exchange, eight of the new apartments will be set aside as deed-restricted affordable housing at the extremely low-income level for a period of 55 years.
John Kaliski Architects is designing the contemporary podium-type building.
At the southeast corner of the intersection, a new mixed-use project from SoLa Impact is taking shape at 5300 S. Crenshaw Boulevard.
The project, which replaced a shuttered laundromat, also consists of a five-story building which will feature 82 one-, two-, and three-bedroom apartments above 1,800 square feet of ground-floor retail space. Parking for 41 vehicles would be located at-grade and in one subterranean level.
The 5300 Crenshaw site was also approved with Transit Oriented Communities incentives, granting waivers from certain zoning standards, and will be required to include nine units of extremely low-income affordable housing in exchange for the bonuses.
BFK Architecture + Planning is designing the apartment complex, according to city records.
The project is taking shape along a busy stretch of Crenshaw Boulevard, which has recently seen new investments in public art and open space through the $100-million Destination Crenshaw project, as well as other housing projects such as a larger 195-unit apartment complex which SoLa Impact is building a few blocks north at 4611 S. Crenshaw Boulevard.
