An empty lot in Hyde Park is set for redevelopment with housing, according to an application submitted this week to the Los Angeles Department of City Planning.

The property, located at 7715 S. Crenshaw Boulevard, is a roughly 30,000-square-foot corner lot located along the north side of 78th Street. Applicant Daryoush Dayan is seeking city approvals for the construction of a six-story building featuring 162 apartments (and one accessory dwelling unit) with on-site parking for 110 vehicles.

Requested entitlements include development bonuses using the Citywide Housing Incentive Program to permit a larger apartment complex would have otherwise been allowed by zoning rules. In exchange, 17 of the proposed apartments are to be set aside for rent by extremely low-income households.

Kevin Tsai Architecture is designing 7715 Crenshaw, which is portrayed in renderings as a contemporary podium-type building.

Prior to his application to Crenshaw Boulevard site, Dayan had sought to build an adaptive reuse project in Downtown and tower complex in near the E Line's 23rd Street Station.
