In Summer 2019, developer Holland Partner Group announced that it had aquired the longtime home of Taix restaurant in Echo Park. Now, an application filed with the Los Angeles Department of City Planning sheds lights on the company's plans for the site.
The trapezoidal site, located at 1911-1931 W. Sunset Boulevard and 1910-2018 Reservoir Street, is currently improved with commercial buildings and surface parking. Plans call for razing those uses to make way for a new six-story development containing 170 apartments - including 24 restricted affordable units - above a 220-car basement garage.
The building's ground-floor, lined with 13,000 square feet of retail space, will include a new home for Taix, which has been located on the site since the 1960s. The popular French eatery will downsize from its current 18,000-square-foot building – which includes a banquet space – to a smaller 6,000 square foot restaurant, according to the Los Angeles Times.
Togawa Smith Martin is designing the proposed development, which would be split into two separate structures linked by pedestrian bridges. A rendering depicts a modern look for the project, with distinct facade treatments on all four sides of the property.
At ground level, a pedestrian walkway would cut through the site, linking Sunset Boulevard to Reservoir Street. Additional private open spaces would be provided in the form of roof decks facing Echo Park lake and the Downtown skyline.
The project's requested entitlements include off-menu density bonus incentives, requiring a hearing before the Los Angeles City Planning Commission.
Located near the busy intersection of Sunset Boulevard and Alvarado Street, the project follows several similar housing and retail developments - including an under-construction micro-unit apartment building.
Holland Partner Group, headquartered in Vancouver, Washington, is currently in construction on apartment buildings in San Pedro and Long Beach. The company is also planning a new development near the intersection of Sunset Boulevard and Western Avenue in Hollywood.
