Just southeast of the busy intersection of Sunset Boulevard and Alvarado Street in Echo Park, new housing could be coming to a long vacant lot.

This week, an entity affiliated with Encinitas-based JRMC Real Estate submitted an application to the Los Angeles Department of City Planning seeking entitlements to develop a new apartment complex on an L-shaped site located at 1925 W. Montrose Street. The proposed development would consist of a five-story building featuring 19 one- and two-bedroom dwellings above semi-subterranean parking for 22 vehicles.

Requested entitlements include  Transit Oriented Communities incentives to permit a taller building than would otherwise be allowed by zoning rules. In exchange, two of the proposed apartments as affordable housing at the extremely low-income level.

Aaron Brumer & Associates is designing 1925 Montrose, which is depicted in renderings as a contemporary podium-type building wrapped in metal panels along its southern facade. Besides housing, the building would incorporate private balconies, a rooftop deck, and a recreation room on the second floor.

The proposed development joins a handful of larger multifamily buildings in the works near Sunset and Alvarado, including a mixed-use structure slated to rise at the site of Taix Restaurant and an under-construction 176-unit apartment complex from Cypress Equity Investments.
