22 small lot houses unwrapped at 15812 S. Vermont Avenue

In Harbor Gateway, construction continues slowly for a new small lot subdivision at 15812 S. Vermont Avenue.

The project, linked to Irvine-based Nerja Investments, replaced a series of small residential and commercial buildings with 22 new single-family dwellings. Each of the homes are three stories in height, and arranged around a shared driveway.

City records also indicate that Pathema Studios, also known as MOCC Group, is affiliated with the project.

Los Angeles County Assessor's records indicate that Nerja acquired the roughly 33,800-square-foot site for roughly $2.1 million in 2006. The property was previously considered for a larger development which would have featured 34 dwellings in 2013.

A handful of similar townhome-style projects are also under construction in the neighboring community of Gardena.
