The proposed project, dubbed the Pacific Avenue Apartments, will rise from a corner lot at 304 N. Pacific Avenue. The new three-story building, slated to replace a car wash at the northeast corner of Pacific and Sepulveda Street, would include 24 studio apartments, two live/work units, and ground-floor commercial space.

"The project explores the interior-exterior connection for inhabitants by providing units with private balconies and patios, generous storefront openings at the ground level, as well as a sculptural exterior stair which takes residents and their guests up to a spacious and lushly landscaped roof deck with views to the Port of Los Angeles and Vincent Thomas Bridge," reads a narrative provided by JZA.

Property records list the owner of the development site as the WSM Trust.
