A corner lot on Montana Avenue is up for redevelopment with a multifamily residential development, according to a recent application to the City of Santa Monica.

The proposed project at 745 - 749 17th Street, which comes from property owner and applicant Empire Associates, calls for removing 10 existing homes to clear the way for the construction of a four-story building featuring 24 studio, one-, two-, and three-bedroom apartments above a 47-car subterranean parking garage.

Project entitlements include density bonus incentives to grant waivers from certain zoning rules. In exchange, four of the new apartments would be set aside for rent as very-low and moderate-income housing.

Bica Architects is designing 745 17th Street, which is shown in a rendering with a textured white exterior and painted metal balconies on exterior-facing units. Plans show multiple amenity rooms at the ground and fourth floors.
