An Arcadia-based real estate development firm is seeking approvals to construct a high-rise hotel in Downtown Glendale.

At its meeting on December 10, the Glendale City Council is scheduled to take its first look at the Kam Sang Company's proposal to construct a 25-story building at 135-190 Glenoaks Boulevard.  The project, which would cap a portion of the Verdugo Wash, would contains 226 guest rooms in addition 7,500 square feet of restaurant space, 20,000 square feet of ballrooms and meeting spaces, and approximately 18,000 square feet of office space.

Conceptual images depict a slim 306-foot-tall tower designed in a contemporary style.  Plans call for a grid system of windows, glass, and inset balconies, with amenities such as a rooftop pool deck and lounge.  Exterior finishes would include blue-tinted glass and concrete.

Current plans would require deviations from certain design provisions of the Downtown Specific Plan, specifically a reduction in floor plates above 200 feet.  A staff report indicates that a waiver from this requirement may be appropriate, as the buildable area of the property is limited due to the flood control easement of the Verdugo Wash.

Kam Sang has proposed to share parking with the adjacent Hilton Hotel along Arden Avenue, providing all vehicle accommodations within an existing 525-car garage.

A staff report recommends that the Glendale City Council should approve a Stage I Design Submission for the project.  Additional entitlements needed prior to construction include a general plan amendment and a zone change.  Additionally, an environmental study would be required.

The proposed development would rise a short distance north of 611 N. Brand Boulevard, where the Vancouver-based Onni Group is pursuing the construction of a multi-building hotel development featuring 857 guest rooms.  That project, if completed, would rank among the largest hotels in Los Angeles County.

Another high-rise development - a proposed 20-story apartment tower - is slated for a property at 610 N. Brand Boulevard.
