A single-family home at the foot of Griffith Park in Los Feliz could be redeveloped with a new apartment building, per an application submitted recently to the Los Angeles Department of City Planning.

The proposed project, filed for a site at 4544 Los Feliz Boulevard, comes from applicant Christopher Mamian through the entity Mamian West, LLC. Plans call for razing the existing house, completed in 1940, clearing the way for the construction of a five-story edifice containing 27 one- and two-bedroom apartments above subterranean parking for 37 vehicles.

Requested entitlements for the project include Transit Oriented Communities incentives permitting a larger structure than otherwise permitted under local zoning regulations. Mamian would set aside three of the new apartments as deed-restricted affordable housing at the very low-income level in exchange for the bonuses.

Kevin Tsai Architecture is designing the proposed project, which is depicted in a rendering with an angular white facade on its upper floors and a masonry exterior at ground level. Plans also call for a series of rooftop decks, a ground-floor recreation room, and a rear yard.

The project is one of a small handful of new residential developments in the works near Griffith Park in Los Feliz, including a mixed-use apartment complex which broke ground at the intersection of Western and Franklin Avenues earlier this year.
