Regent Properties has filed plans with the City of Los Angeles to redevelop a former ABC Radio broadcast facility in Valley Village into housing.
The project is slated for a 19-acre property at 12755 Burbank Boulevard which sold last year for a reported price tag north of $70 million. Plans call for the construction of just over 303 for-sale homes - with five percent of new homes reserved for purchase by lower-income households - and parking for 727 vehicles. Regent is planning a combination of traditional single-family homes and townhomes, with floor plans ranging between one and five bedrooms.
“As a Valley neighbor myself raising my family four miles from the project, I am excited about our investment in a site that has been vacant for far too long, creating the opportunity for 300+ families to purchase new homes,” said Regent Properties chief investment officer Sam Kraus in a news release. “We bought this property last year with a goal to create a welcoming and lasting community where families can put down roots with new homes that meet their needs, while also delivering meaningful open space that benefits both future residents and the broader community.”
In addition to new housing, with buildings up to three stories in height, the project is also to incorporate publicly-accessible green space open to the surrounding neighborhood and streetscape improvements to Burbank Boulevard.
The project will require approval of density bonus incentives by the Los Angeles City Planning Commission.
