Just south of the I-5 freeway in Anaheim, construction is underway for a large multifamily residential complex, developer MBK Rental Living announced on March 28.
The project, dubbed Zia, is being developed through a joint venture with Haseko Corporation on the former site of a car dealership at 1600 W. Lincoln Avenue. Plans call for a five-story, wrap-style complex featuring a total of 315 studio, one-, two-, and three-bedroom apartments, ranging from 600 to 1,900 square feet in size.
“An apartment community of this caliber is in high demand given the strong employment fundamentals and high barriers for entry into home ownership in Orange County,” said MBK Rental Living president Ken McCarren in a news release. “The fact that first-time homebuyer affordability declined from 41 to 29 percent 2 in just two years paints a clear picture of the county’s affordability crisis. Zia will attract a wide range of residents from all over Orange County who are seeking a place of belonging and a connection with the local community.”
The apartment complex, which will span across a 5.2-acre site, also calls for amenities such as a 4,900-square-foot fitness center, a children's lounge area, a pool, multiple courtyards, co-working spaces, a basketball court, a walking path, and a private park.
AO is designing Zia, along with landscape architecture firm Sitescapes and interior design firm Design-Art. A rendering depicts the complex as a contemporary low-rise development.
The apartments are expected to open for residents starting in mid-2024.
The development site is located south across Lincoln Avenue from a larger 7.17-acre property where work is underway on a gated townhome development.
MBK, the U.S. development arm of the Japanese company Mitsui & Co, is active in other parts of Southern California, including at a new project now under construction near a Metro Rail stop in the City of Duarte.
