A long-empty property in Fair Grove is up for redevelopment with housing, per an item on the most recent agenda of the Pasadena Design Commission.
The proposed development, which would rise at 810 N. Marengo Avenue, calls for the construction of a three-story, 32-unit apartment building seated above a single level of subterranean parking.
Project applicant and RAFA LA Development, LLC's entitlement request relies on density bonus incentives to grant waivers from certain zoning and design regulations. In exchange, four of the new apartments would be set aside for rent by very low-income households.
BOLADarck is designing the building, which first went before the Design Commission in May 2020 as a slightly smaller 27-unit development.
"The proposed site design includes one central primary building volume bisected by an interior courtyard oriented north-south at the ground floor, programmed with a water feature, seating, and planters, and partially covered by building area above," reads a staff report. "The building is oriented east-west with a primary (main) garden at the south side of the site with the central focus being a large protected mature oak tree, and secondary gardens at the north, east, and west."
The project is being presented for a concept design review, and would be subject to final review at a later date.
