Five rental units in Hollywood are set to give way to a larger multifamily residential complex according to a recent application to the Los Angeles Department of City Planning.
The project from Generation Real Estate Partners, slated for a property at 806 N. Sweetzer Avenue, would replace two duplexes and a single-family home with a new five-story edifice featuring 32 studio, one-, two-, and three-bedroom apartments about parking for 16 vehicles.
Requested entitlements include development bonuses through the citywide housing incentives program to allow a larger structure than permitted by base zoning rules. In exchange, seven of the new apartments would be set aside for low-income renters.
Kevin Tsai Architecture is designing the contemporary low-rise structure, which plans indicate would include a rooftop amenity deck.
The same project team is attached to two additional projects located farther to the east in Hollywood.
