An asphalt parking lot just south of the US-101 Freeway in Historic Filipinotown has been cleared, and the rebar cages of a new apartment complex is rising in its place.
The project, approved in 2018 for a corner lot located at 2335 W. Temple Street, will consist of a four-story building featuring 35 one- and two-bedroom apartments above basement parking for 29 vehicles.
Project entitlements include Transit Oriented Communities incentives, permitting a larger structure and less on-site parking than required by zoning rules. In exchange, three of the new apartments are to be set aside as affordable housing priced at the extremely low-income level.
City records indicate that the project is being developed by Caladan Investments and designed by Sam Ghanouni.
The new project follows a string of recently mixed-use and multifamily residential developments on Temple Street, including a larger 47-unit complex which opened a short distance west in 2017.
Caladan is among the development firms with future projects in the pipeline nearby, having secured approvals in 2020 for the construction of a mixed-use apartment building near the intersection of Temple and Alvarado Street.
