After an unsuccessful preservation fight, the empty lot that was once home to the Chili Bowl in Sawtelle is set to be redeveloped with apartments, according to a new application to the Los Angeles Department of City Planning.

The proposed project from property owner Rohit Jain, located at 12244 W. Pico Boulevard, calls for the construction of a six-story building featuring 36 studio, one-, and two-bedroom apartments above semi-subterranean parking for 28 vehicles.

Requested approvals include Transit Oriented Communities incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, four of the apartments would be set aside for rent as affordable housing.

KSK Design is the architect for the project, which is depicted in a rendering as a contemporary podium-type building.

A similar project from the same team featuring 65 apartments and retail space was approved in 2018 for a neighboring property along Pico Boulevard to the west. Larger projects from Carmel Partners totaling more than 600 apartments are currently underway a short distance to the northeast along Bundy Drive.
