New housing is coming to an empty 3.4-acre parcel near the intersection of Mission Drive and Walnut Grove Avenue, according to a notice distributed by the City of Rosemead.
Borstein Enterprises, the developer behind the proposed Mission Villas project at 8601 Mission Drive, is planning the construction of a new project consisting of 29 single-family homes and eight duplexes - four of which would be affordable units. The development would offer a mix of three- and four-bedroom dwellings, ranging from 1,546 to 2,351 square feet in size. Parking for 25 vehicles is also planned.
Architectural plans indicate that the new housing would consist entirely of two-story structures in the Spanish Colonial Revival style. Plans also call for amenities including a private park and a barbeque pit.
The project, which will require the approval of a general plan amendment and a zone change, was funded in January 2022, according to a landing page on the Borstein Enterprises website.
Pending approvals, construction of the Mission Villas development is expected to occur over a roughly 11-month period commencing as early as March 2024 and concluding by June 2024. The property would be ready for move ins by October 2024.
