Just west of the 405 Freeway in Sawtelle, a small cluster of single-family homes has given way to a new multifamily residential development from RBM of California.

The new project, named for its address at 11250 La Grange Avenue, will consist of a five-story edifice featuring 38 two- and three-bedroom apartments atop a two-level, 100-car subterranean parking garage.

Approved plans rely on density bonus incentives to permit a larger structure than allowed by zoning rules. In exchange, five of the apartments are to be set aside for rent by very low-income households.

DE Architects is designing 11250 La Grange, which is depicted in plans as a contemporary low-rise structure capped by a rooftop amenity deck. A project website advertises amenities including a private gym.

RBM of CA, a subsidiary of the Japanese real estate investment firm Residence Building Management Co., is also in construction on a larger mixed-use building in Westwood, and has previously built several similar projects across the Los Angeles area.
