An initial study published by the City of Los Angeles details major changes to a proposed development across the street from The Grove and The Farmers Market.
In May 2018, Vancouver, Washington-based Holland Partner Group submitted an application to redevelop the eastern portion of the Town and Country shopping center at 3rd Street and Fairfax Avenue. As originally conceived, the project called for the construction of a 26-story tower featuring 381 apartments and 81,000 square feet of commercial uses.
However, as the response from the surrounding neighborhood came out in opposition to a high-rise building at the Town and Country property, Holland Partner Group has scaled back its ambitions. The revised project would consist of a squat eight-story complex containing 331 residential units and just under 84,000 square feet of commercial uses.
The updated project, which is also being designed by MVE + Partners, would rise to a maximum height of approximately 100 feet. A massing study depicts E- and C-shaped wood-frame structures atop a three-story podium, with openings used to create courtyards and amenity decks.
Holland Partner Group has proposed a mix of studio, one-, two-, and three-bedroom floor plans, which along with the street-fronting retail space, would be served by 982 parking spaces on two subterranean levels and within the podium.
The project's initial study states that construction would occur over approximately 32 months, with final buildout anticipated in 2023.
A handful of other developments are also planned for the surrounding neighborhood, including a proposed 50-unit development two blocks west at 8000 W. 3rd Street.
Holland Partner Group is one of the most prolific developers of housing in Los Angeles County, with ongoing or recently-completed projects in Downtown, Long Beach, and San Pedro.
