Phoenix, Arizona-based developer Alliance Residential has announced the completion of Broadstone Archive, a large multifamily residential complex in Santa Ana.

The project, located at 1901 E. Dyer Road, consists of a five-story edifice containing 403 studio, one-, two-, and three-bedroom apartments, ranging from 598 to 1,470 square feet in size.

Rents at the property range from $1,958 to $4,743 per month, according to an official leasing website.

AO designed the low-rise complex, which incorporates a series of common and private amenities such as a rooftop deck, a clubroom, a fitness center, basketball courts, co-working spaces, and even a Formula 1 simulator.  The building's facade is described as a "mismatch of shapes," with steel, glass, and brick elements highlighted by a six-story elevator tower.

The project is the second of three phases within the 18-acre Park & Paseo development, which will eventually include more than 1,200 apartments, 18,000 square feet of retail, and 55,000 square feet of offices.  The first component of the project, the 335-unit Broadstone Arden apartments, opened in March 2020.  The final phase, the 483-unit Broadstone Atlas, is now under construction and is expected to open in Summer 2022.

“Archive, and more broadly Park & Paseo, is a model for the urban revitalization of central Orange County and we are proud to partner with Alliance Residential on this project,” said AO partner Ed Cadavona in a news release. “Developed on an obsolete industrial site, Park & Paseo integrates nature, community and urbanity in a vibrant, modern and walkable mixed-use community and delivers much needed housing to young professionals and families in Orange County.”

The new housing and commercial development sits just north of a former Marine Air Corps Station in Tustin which has been partially redeveloped as an office campus by LPC West.

Other developers have also keyed in on sites located near the former military outpost.  A short distance northeast, Arrimus Capital is planning more than 1,100 apartments and 80,000 square feet of retail space on a 14.5-acre property at the intersection of Red Hill and Warner Avenues.
