A surface parking lot near the Sun Valley Recreation Center could give way to new housing, per an application submitted to the Los Angeles Department of City Planning.
The proposed development from Vahagn Gevorgyan of Glendale Management Group, LLC, slated for a property at 10955 W. Ratner Street, calls for the construction of a new four-story building featuring 42 two-bedroom apartments atop parking for 42 vehicles.
Requested entitlements include Transit Oriented Communities incentives to allow for a larger structure than otherwise permitted by zoning rules. In exchange, five of the new apartments would be set aside for rent as affordable housing at the very low-income level.
Artdesign Company is designing the project, according to plans on file with the city. Renderings depict a contemporary low-rise structure wrapping around a central courtyard.
The project site sits across the street from Casa del Sol, an affordable housing development completed in 2020, and not far east of a 46-acre landfill which is slated to be converted to a wetlands park.
