At the far north side of Sierra Madre, plans to build housing on a former portion of the Mater Dolorosa retreat  are moving forward, per a new environmental notice.

Toll Brothers is currently seeking a design review permit to implement the Meadows at Bailey Canyon Specific Plan, which covers a roughly 20-acre expanse at 700 North Sunnyside Avenue. Plans call for the construction of 42 homes, as well as a new park.

Plans shown to city officials in 2021 depict a series of large two-story dwellings, each with a two-car garage on the ground floor.

The new park would buffer the development from neighbors, and calls for a passive design without intense lighting or sports fields.

The current project is the smaller of two submitted to Sierra Madre for the same site - the second of which would have employed provisions of state law to override local land use regulations.

Passionists of the Holy Cross Province, the Roman Catholic order which sold a portion of the larger Mater Dolorosa campus for development, intends to use the funds to care for its aging priests and support its missions elsewhere in the  world.
