A parking lot in South Los Angeles could be redeveloped with affordable housing, according to plans filed yesterday with the City of Los Angeles.
The nearly quarter-acre site, located at the northwest corner 48th Street and Normandie Avenue, is slated for the construction of a five-story building featuring 43 residential units.
City records list the project applicant as Chesterfield Apartments, LP, an affiliate of Wakeland Housing & Development Corporation. In addition to density bonus incentives, the San Diego-based developer has requested streamlined permitting for the project through the framework approved through SB 35.
The Chesterfield Apartments are the second project within a week to request ministerial approvals via SB 35, following a proposed 65-unit affordable development at 3200 W. Temple Street. The legislation requires streamlined permitting for developments with a 50 percent or greater affordable housing component in jurisdictions that have not made sufficient progress towards its housing production goals.
The proposed development will require a hearing before the Los Angeles City Planning Commission.
Wakeland is also planning a senior affordable housing project at the corner of Pico and Crenshaw Boulevards.
