A shuttered building located midway between the E Line's Culver City and Palms Stations is slated for redevelopment through the Mayor's Executive Directive 1.
The proposed project at 9300 W. Exposition Boulevard, submitted by applicant Reza Akef of Exposition X, LLC, is seeking approvals for the construction of a new seven-story building which would feature 43 studio and one-bedroom apartments with ground-level and subterranean parking.
Plans call for a mix of low-, very low-, and moderate-income housing, which makes the project eligible for density bonus incentives granting relief from certain limits on building size and other design standards.
Evok Studio is designing the contemporary low-rise structure, which would be capped by a rooftop amenity deck.
The project site sits roughly one block north of Venice Boulevard and the commercial core of Downtown Culver City. Previous plans from the site under the same ownership called for the construction of a predominantly market-rate building with 21 apartments.
