A small commercial building in the Broadway-Manchester neighborhood could be cleared for a new multifamily residential development, per an application submitted this month to the Los Angeles Department of City Planning.
The proposed project, which would rise from an approximately quarter-acre property located at 9011 S. Main Street, calls for razing the existing buildings and surface parking to make way for the construction of a new five-story edifice featuring 44 studio and one-bedroom apartments above at-grade parking for 20 cars and 39 bicycles.
Project applicant East End Properties is seeking the approval of Transit Oriented Communities development incentives to permit increased height, density, and floor area beyond limits imposed by the property's zoning. In exchange, four of the new apartments would be set aside as affordable housing at the extremely low-income level.
Ken Stockton Architects is designing the contemporary podium-type apartment complex, which would be clad in painted stucco and teak panels.
The project site sits less than a half-mile southeast of the intersection of 88th Street and Broadway, where a 122-unit affordable housing complex is planned for a long-vacant site.
