An empty lot in Tujunga that was once home to a Denny's restaurant could soon be redeveloped with apartments, per an application submitted recently to the Los Angeles Department of City Planning.

The property, located at 7577 Foothill Boulevard, is slated for the construction of a four-story edifice containing 46 one-, two-, and three-bedroom apartments atop semi-subterranean parking for 92 vehicles.

Project applicant 7577 Foothill, LLC has requested the approval of density bonus incentives to reduce a required setback and to average floor area across the site, which sits in two different zones. Five apartments would be set aside as affordable housing at the very low-income level in exchange for the incentives.

Vartan Jangozian & Associates is designing the 7577 Foothill, which is portrayed in renderings as a contemporary low-rise structure clad in brown stucco. Architectural plans show that the apartment complex would incorporate an amenity deck at its roof level and a landscaped courtyard at the rear of the site.
