The proposed development, which was issued construction permits by the Department of Building and Safety in late December, would rise from a property at 569-571 W. 6th Street, replacing an optometrist's office and a small building now occupied by Skippy's Cafe. Plans call for a new four-story edifice featuring 48 apartments - all of which would be reserved for households earning at or below 30 percent of the area median income.
In accordance with the Transit Oriented Communities guidelines, which provides development incentives for projects with affordable housing near transit, the proposed apartment building would be constructed without on-site parking.
According to the website of Breen Engineering, which is designing the project, plans call for a mix of studio and one-bedroom dwellings. A rendering depicts a contemporary low-rise structure.
SoLa Impact is developing a handful of similar mixed-income and fully affordable housing communities, the bulk of which are located in South Los Angeles.
The San Pedro development will sit directly across 6th Street from an empty lot where 1010 Development Corp. is planning a five-story, 49-unit permanent supportive housing complex using Measure HHH funding.
One block west at the intersection of 6th Street and Pacific Avenue, a low-rise hotel is slated for an empty lot adjacent to the Warner Grand Theatre.
