CIM Group is bringing more housing to the former Farmers Insurance campus in Mid-Wilshire, per a presentation reviewed by the Park Mile Specific Plan Design Review Board.

The property, located at 715 S. Hudson Avenue, is a narrow surface parking lot spanning the north side of 8th Street between Hudson to the east and Keniston Avenue to the west. Plans call for the construction of a two-story building featuring 50 studio, one-, and two-bedroom apartments with parking to be provided for 51 vehicles in an existing garage on the property.
Requested project entitlements include a development bonus through the Citywide Housing Incentive Program's Opportunity Corridors, allowing for greater density than would otherwise be permitted on the site. In exchange six of the new apartments are to be set aside for rent by extremely low-income households.
Bassenian Lagoni is designing the contemporary low-rise structure, while KFA Architecture is serving as architect of record and Agency Artifact as landscape architect.
CIM Group acquired the four-block property that once housed Farmers Insurance in 2014, after the company relocated to Warner Center, and has since sought to redevelop two of the blocks at Wilshire Boulevard and Mullen Avenue with a mix of condominiums and single-family homes. Included in those efforts is a neighboring office building to the north at 4750 Wilshire Boulevard, where the top two floors have been transformed into 68 apartments.
